The area

Roofing in Knowle West and Filwood

Knowle West was not built all at once. Building on the council estate started in 1920, and it went up in three bands running from east to west. Knowle Park came first, with houses built under the 1919 and 1923 Housing Acts. A central band followed under the 1924 Act, built to let at lower rents. Then Filwood Park, the part most people now call Knowle West, was built under the 1930 Act to rehouse families from slum clearance. Every home had a garden, a bathroom and a WC.

Knowle Park was one of Bristol’s first four garden-suburb estates, alongside Hillfields, Sea Mills and Shirehampton. Its houses are typically red brick, neo-Georgian in style and two storeys, built as semis or short terraces at low density.

After the Second World War, prefabs went up at Filwood Park and were later demolished. In the 1960s Inns Court was added, laid out on Radburn principles with feeder roads, cul-de-sacs and footpaths separating people from traffic. More recently, Filwood Broadway has been part of a council regeneration programme.

Pitched roofs on semis and short terraces

Two-storey semis and short terraces generally have straightforward pitched roofs, which keeps repairs simple. The ridges, hips and verges are where wear usually starts.

Roofs already re-covered once

Houses built around a hundred years ago may have been re-roofed since, and not necessarily in the same type of covering. Before re-roofing we check what is on there now and what the timbers can carry.

Chimneys and flashings

Where a pair of semis share a chimney stack, there are flashings on both sides. A repair is easier when neighbours agree to do it together.

With a Radburn layout, many front doors face footpaths rather than roads. We plan scaffolding, skips and materials around that before the job starts.

Practical points

Owners, tenants and shared roofs

Many homes on the estate have been bought from the council over the years, so neighbouring houses can have different owners, or one may be council-owned. If you rent from the council or a housing association, roof repairs are normally your landlord’s responsibility, so contact them first.

If you own your home and share a roof or chimney with a neighbour, we can price the work for both houses together. Doing a shared ridge or stack in one go is usually cheaper and neater than two separate jobs.
