We do not publish a price list, because two roofs on the same street can be very different jobs. Here is what actually moves the price, so you can read any quote with confidence.
Why we quote each roof
A price list would have to assume a roof size, a pitch, a covering, a level of access and a condition. Change any one of those and the price changes. A guide figure that turns out wrong once we have looked at the roof helps nobody.
So instead, every quote we give is free, written and specific to your roof. It says what we will do, what materials we will use and what is included, such as scaffolding and waste removal.
The things that change a roofing price
Access and scaffolding
Scaffold is often a significant part of a roofing price. A terrace on a steep street, a house set back up steps, or a rear roof only reachable through a neighbour’s garden all affect how much is needed.
Size and shape
A simple gable roof is quicker to strip and cover than a hipped roof with valleys, dormers and a bay. More detail means more cutting, more lead and more time.
Covering
Concrete tiles, clay tiles and natural slate differ in material cost and in how long they take to lay. Matching an existing covering can also limit the choice.
What is underneath
Rotten battens, decayed timbers or a sagging flat roof deck only show once the old covering is off. A good quote explains how any hidden work would be priced.
Chimneys and lead
Each chimney adds flashings, a back gutter and often repointing or rebuilding. Lead is priced by weight and by the time it takes to dress properly.
Waste and disposal
Stripping a roof produces a lot of material. Skip or waste removal should be in the quote, not a surprise at the end.
What to look for in any roofing quote
Is it in writing?
A proper quote is written and itemised. A figure given on the doorstep is not a quote.
Does it name the materials?
The make and type of tile or membrane, the underlay and the battens. Two quotes can look similar and specify very different materials.
Is scaffolding included?
And is it erected by a scaffolding firm with proper edge protection.
What is the guarantee?
How long it lasts, what it covers and whether it is written down. Ours is a 20 year written guarantee.
